Hello everyone !
Today we're going to talk about House Flippers!
Talented builders, for 2 to 4 players, ages 7 and up, for 10 to 15 minutes, make the most of your time to develop your materials and construction sites!
Each hourglass represents a property that periodically generates income, which players invest in new, dilapidated properties to renovate, then sell for a profit, which they reinvest…
The goal for each player is, after all that hard work, to reach a dream retirement under the palm trees. All players count down simultaneously: “3, 2, 1…” then shout “NAULATE!” At this signal, everyone flips their gray hourglass, and the game begins.
In House Flippers, there are no turns: all players act simultaneously and as quickly as possible. It's impossible to guarantee that seemingly identical hourglasses will have the same duration. The rules of House Flippers take this into account: at the very beginning of the game, one player can claim a card before the other players… but nobody knows who it will be!
The cubes printed on the cards and the wooden cubes have the same value! You can use printed cubes, wooden cubes, or a mix of both to pay. If you overpay with the printed cubes on a card, collect your "change" from the general supply in the form of wooden cubes. When you pay with a card, discard it to one side of the board or the other onto a discard pile. Players benefit from recurring rental income thanks to real estate (hourglasses).
However, you must remember to collect rent from your tenants… When one of your hourglasses runs out, it allows you to collect rent from the general supply in the form of a cube of the color corresponding to the hourglass. Then flip the hourglass to start a new rental period, which will later allow you to collect another cube.
You can always flip an hourglass that you previously forgot to flip after collecting the cube it entitled you to. Even if this way of making your money grow isn't the most profitable, it shouldn't be overlooked! Exchange four cubes of the same color with the general supply for the cube of your choice (a reminder of this action is printed in two places on the board).
To retire under the palm trees, you'll have to work hard and put in a lot of effort. Depending on the situation, you might prefer to renovate some properties and rent others out. Each space on the board indicates a purchase cost, expressed in cubes, under the deck of cards located there.
To buy a property to renovate (cabin or house): touch the top card of a deck with one finger; pay its cost in cubes to the general supply with the other hand; then take the card and place it face up in front of you, in your personal supply.
The building is then immediately considered renovated. You can later discard this card (= sell the renovated building) to pay for a new purchase (remember: the printed cubes on the cards have the same value as the wooden cubes!).
To buy a new property to rent out: touch the card at the top of a deck on the board with one finger; pay its cost in cubes to the general supply with your other hand; then take the card and discard it; take an hourglass from the general supply whose color matches the hourglass on the card and place it face down in your personal supply so that the sand begins to flow.
You can now collect additional rent thanks to this new hourglass. There's nothing like hiring a professional to increase the value of a property and thus its rental value. Interior Designer cards are included in the Building card decks. You can acquire them like the other cards.
Any hourglass placed on such a card has its output doubled: once all the sand has run out, you receive 2 cubes of the hourglass's color from the supply, instead of 1. When you acquire an Interior Decorator card, place it face up in your personal supply.
As long as there is no hourglass on it, you have two options: you can move an hourglass from your personal supply onto it at any time; or you can place a newly acquired hourglass on it. An hourglass on an Interior Decorator card cannot be replaced by another hourglass during the game. A single hourglass can only be assigned to one card. There's more to life than work! Enjoy the fruits of your labor and go relax in the sun!
The top row of cards on the board contains only Golden Retirement cards. Each time you manage to acquire one, you get closer to victory. Make sure to place the Golden Retirement cards face up in your personal supply so you can easily count them at any time. If several players want to buy the same card at the same time, the first one to touch it takes it.
Be careful not to make mistakes during your transactions. In the heat of the game, it can happen very quickly! As soon as you have managed to complete one of the Golden Retirement objectives below, shout "I'm quitting everything! Here comes the good life!" Congratulations! You have won the game.
Good day and good game ;)
